What empty midterm Tampa rentals really cost landlords
A practical void day worksheet for small landlords and independent PMs, using public vacancy and rent data, not invented case studies.

In short: A void day costs roughly your monthly midterm rent divided by 30, so three weeks empty costs about 21 times that daily figure, before listing time and showings. This guide walks through the math and links public sources from HUD, the Census Bureau, FRED and Florida Realtors for Tampa Bay context.
Empty days do not show up as a line item labelled “mistake.” They show up as a quieter calendar: no rent, still taxes and insurance, still HOA or yard work, still the PM answering “is it furnished?” messages that go nowhere. For Tampa Bay owners who keep a door in the 30+ day furnished lane (travelling nurses, corporate assignments, film windows), bare floors filter the people who need keys on a date.
This page is a landlord worksheet, not a promise. Viewing Ready sells owned furniture packs with delivery and install inside about 25 miles of IKEA Tampa when we take the job. Designs on the site are examples only; designs may vary. Use the math below with your own rent and your own calendar.
1. Start with rent per day, not furniture sticker shock
Take the monthly rent you would charge for a midterm stay. Divide by 30. That is your rough void cost per empty day. Three weeks empty is about twenty one times that figure, before you count listing time, showings, and the next tenant who needed a liveable unit last Monday.
HUD publishes Fair Market Rents (FMRs) by metro and bedroom count so owners and agencies have a public rent benchmark. Look up the Tampa, St. Petersburg, Clearwater area on HUD USER’s Fair Market Rent datasets and compare it to what you actually list. Your rent may sit above or below FMR; the worksheet still works. The point is to price void days in dollars you already believe, not in furniture catalogue pages.
2. Vacancy is a market fact. Your empty unit is a private one
National and local vacancy statistics describe how many units sit empty in a stock. They do not excuse an individual landlord’s three empty weeks while sofas are “still being figured out.” The U.S. Census Bureau’s Housing Vacancies and Homeownership (HVS) program publishes rental and homeowner vacancy rates in its annual historical tables. The American Community Survey adds status detail in table B25004 (Vacancy Status) and broader housing occupancy context in Census reports such as Housing Availability and Affordability: 2023 (ACS-61).
For a longer ACS view of homeowner and rental vacancies, see Homeowner and Rental Vacancies in the American Community Survey: 2008 to 2024 (ACS-64). Read those as background on how tight or loose the stock is, then count your void days separately.

3. Rent pressure does not wait for your furniture decision
Florida’s rental story has been demand heavy for years. Florida Realtors summarised the University of Florida Shimberg Center’s 2025 Statewide Rental Market Study in Report Shows Florida’s Rental Crunch: more renter households, higher median rents over 2019 to 2023, and cost pressure that does not pause while an owner shops piecemeal. A later Florida Realtors report on statewide unit shortages, Florida Short About 121K Housing Units, notes Hillsborough among counties with pronounced cumulative shortages. That is context for why midterm tenants who find a finished unit move faster than ones who find empty rooms and a promise.
For a public rent of primary residence index (useful when you want a national rent level series rather than a private asking rent scrape), the Federal Reserve Bank of St. Louis republishes BLS CPI components such as CUSR0000SEHA. Pair that with the Census rental vacancy rate series on FRED, RRVRUSQ156N, if you want a quick national chart beside your own ledger.
4. A simple void worksheet (fill with your numbers)
- Monthly midterm rent you would accept: $______
- Daily void cost: line 1 ÷ 30
- Expected empty days while furniture is undecided: ______
- Void dollars at risk: line 2 × line 3
- Compare to a coherent pack: see pack guides on packages (Studio to 3 bed and Premium). Pricing after survey. Florida and local sales tax is confirmed with the quote.
If line 4 approaches a Studio or 1 bed pack before you have even ordered lamps, the “wait and see” plan is already expensive. If the property is about to sell, needs heavy repairs, or sits outside the stated Tampa Bay radius, ask first. Owning a pack is not the right move for every door.
5. Midterm demand is impatient by design
A 30+ day tenant usually needs to sleep, cook lightly, and work from a table on week one. Nightly short term investor stays inside the city are a different product, and not what Viewing Ready sells. Empty rooms photograph poorly and push those midterm people to the next listing. We wrote a shorter owner note on that clock in how many void days an empty Tampa midterm rental really costs, on healthcare travellers in what travelling nurses notice in a Tampa furnished rental, on corporate housing guests in why Tampa corporate housing guests skip empty rentals, on MacDill PCS arrivals in what MacDill PCS arrivals notice in a Tampa furnished rental, on USF visiting scholars in why USF visiting scholars skip empty Tampa rentals, and on own versus lease loops in should a Tampa landlord own the furniture or keep leasing it.
Process matters as much as product: photos and dimensions, survey, private quote, then install after you accept. See how it works. Enquire on the Quote page. Premium stays quote only. “Empty to let ready in 7 days” remains a target subject to survey, stock and access, not a guaranteed delivery date.
What this guide is not
It is not a case study with invented ROI percentages. It is not a claim that every Tampa unit should be furnished. It is not directory filler. Citations above are public government and trade sources so you can verify the background yourself. Your rent, your ZIP, and your access notes decide the next step.
