Tampa mid term furnished rental checklist for landlords

A practical checklist for Hillsborough and Tampa Bay landlords who want a 30 plus day furnished unit ready to photograph, list, and show. Built for corporate housing, travelling clinicians, and other mid term stays. Not nightly Airbnb.

Empty rooms lose mid term tenants who need keys on a date. This checklist is for small landlords and independent property managers who keep a door in the 30 plus day lane near IKEA Tampa. It is a worksheet, not a promise. Viewing Ready sells owned furniture packs. Designs on this site are examples only. Designs may vary.

1. Confirm the stay length and the guest type

Write down whether you are aiming at 30 plus day corporate housing, travelling clinicians, PCS arrivals, or visiting scholars. Nightly short term investor stays inside the city are a different product, and not what Viewing Ready sells. Mid term guests skim for a sleepable bed, a table, and a kitchen that works on week one. Empty photos get skipped. For demand notes see why Tampa corporate housing guests skip empty rentals and what travelling nurses notice in a Tampa furnished rental.

2. Price void days before you price furniture

Take the monthly mid term rent you would accept and divide by 30. That is your rough void cost per empty day. Three empty weeks is about twenty one times that figure, before listing time. HUD publishes Fair Market Rents for the Tampa St. Petersburg Clearwater area on the HUD USER Fair Market Rents page. Use FMR as a public benchmark next to your own asking rent. For a longer void worksheet see the Tampa mid term vacancy cost guide.

3. Check vacancy context, then count your own days

National vacancy rates describe the stock. They do not excuse your empty weeks while sofas are still undecided. The Census Bureau Housing Vacancies and Homeownership program publishes rental vacancy series on its HVS page. FRED republishes the Census rental vacancy rate as RRVRUSQ156N. ACS table B25004 (Vacancy Status) adds status detail. Read those as background. Then count your calendar.

4. Habitability and Florida landlord basics

Before furniture, the unit must be liveable. Working smoke alarms, locks, plumbing, HVAC, and safe electrical service are not optional extras for a 30 plus day stay. Florida landlord and tenant duties live in Florida Statutes Chapter 83. This page is not legal advice. Have counsel review your lease and disclosures. Local registration rules can differ inside city limits versus unincorporated Hillsborough. Check your jurisdiction before you list.

5. Room photo pack before you buy

Wide shots of every empty room, doorways, windows, stairs, lifts, and parking. Add ZIP, Studio to 3 bed size, and whether you are the landlord or an independent PM. A floor plan or rough wall lengths help. We walk through that list in what to send before we quote a Tampa furniture pack. Website photos are examples only. The real layout is private.

6. Furnish in a liveable order

Beds and bedroom storage first. Then living seating. Then dining and a small work spot. Then kitchen and bath basics. Then light dressing. That order is in what to furnish first in a Tampa 30 day rental. A coherent owned pack beats a lease loop when you plan to keep the door in the mid term lane.

7. Match pack size to the beds you actually sell

Studio through 3 bed pack guides sit on the packages page. Pricing after survey, plus Florida tax confirmed with the quote. Premium stays quote only. Delivery and install sit inside about 25 miles of IKEA Tampa when we take the job. Enquire on the Quote page with photos and room dimensions, or start on Contact.

8. List only when photos match the rooms

Mid term guests compare photos to arrival day. If the listing shows bare floors and the pitch says furniture later, many will move on. Florida rental demand has stayed tight in recent public write ups from Florida Realtors, including Report Shows Florida’s Rental Crunch and Florida Short About 121K Housing Units. That is context for why a finished unit moves faster than an empty promise.

9. USF and other campus adjacent demand

Visiting scholars and short academic stays often need temporary liveable housing while they search for a longer lease. Empty photos get skipped. See why USF visiting scholars skip empty Tampa rentals and the public University of South Florida site for campus context. This is demand colour, not a university endorsement.

What this checklist is not

It is not a case study with invented ROI. It is not legal advice. It is not a claim that every Tampa unit should be furnished. Citations above are public government and trade sources so you can verify them. Your rent, your ZIP, and your access notes decide the next step.
