Should a Tampa landlord own the furniture or keep leasing it?

In short: If you plan to keep a Tampa unit in the midterm rental market for a year or more, owning a furniture pack usually beats leasing furniture for each stay, because repeat demand means repeat lease bills. Leasing can still make sense before a sale, before a remodel, or outside the service radius.

A common question from owners to independent PMs goes like this. A travelling nurse needs sixty days. A corporate traveller needs ninety. The unit is empty. Do you rent a sofa package for the assignment, or buy a coherent pack once and leave it in the property?

Leasing furniture feels light on cash the first month. You are not writing a larger cheque up front. What people forget is that midterm demand in Tampa Bay does not arrive once. The next traveller, the next film window, the next hospital rotation shows up, and you are back on the phone arranging another delivery. You have paid rent on the same soft seating three times and still own nothing when the lease ends.

Owning is a different math. Packs run from Studio to 3 bed, and we send a private quote after you enquire. Delivery and install sit inside about 25 miles of IKEA Tampa on N 22nd Street when we take the job. When the truck leaves, the landlord (or whoever is named on the contract) owns the pieces. The next 30+ day stay does not restart the furniture bill from zero. That is the point of Viewing Ready: owned packs for small landlords and independent PMs, not a subscription sofa that never builds into the unit.

Lease still has a place. If the property is about to sell, if you only need one short covered period before a remodel, or if you are outside the radius, renting furniture can be the honest stopgap. Nightly short term investor stays inside the city are a different product, and not what we sell. For owners who plan to keep a door in the midterm lane for a year or more, the lease loop usually costs more patience than it saves.

Owning also does not mean designer furniture. Packs are stocked domestic lines specified after photos, not a commission. The pictures on this site are examples only; designs may vary. Send room photos and we send a private layout back so the pack respects doors, stairs, and how a one bed actually turns.

Independent managers pitching this to an owner should lead with void cost and repeat demand, not fabric swatches. An empty one bed that sits while someone shops, or a lease that resets every assignment, is rent and admin that does not compound. A finished owned pack photographs cleaner and answers the tenant who already has a start date. “Empty to ready to let in 7 days” remains a target. Stock and keys decide the day.

If you are still deciding whether to furnish before the listing goes up, see should you furnish before the tenant signs. If the rooms are clear and you want the furniture to stay with the property, owning is usually the straighter path. Get a quote when the layout fits, or enquire on WhatsApp or email first.
