Why Tampa midterm tenants walk past empty units

In short: Tenants staying 30 days or more, such as travelling nurses and corporate travellers, tend to skip Tampa listings that show bare rooms. A complete furniture pack the landlord owns, delivered and installed inside about 25 miles of IKEA Tampa, makes the unit look liveable in the photos.

A nurse on a 60 day contract does not want to sleep on an air mattress. Neither does a corporate traveller who already spent Monday in airports. They open the listing, see bare rooms, and move on. The rent might be fine. The photos are not.

That is the quiet problem for a lot of small Tampa landlords and the independent PMs who look after them. One to ten doors. Not a hotel. Not a beach Airbnb chasing weekend rates. Just a unit that needs to feel liveable for someone staying a month or more: film work near the studios, a hospital rotation, a temporary office assignment. Empty floors photograph like a storage unit with windows.

Shopping for sofas at midnight is not a business plan. Neither is renting furniture on a loop that never builds equity in the unit. What usually works is a full pack you own: beds, sofa, table, basics for kitchen and bath, delivered and put together inside about 25 miles of IKEA Tampa. Studio through 3 bed pack guides are on the packages page. Pricing after survey. We are not pitching nightly STR, and we will not promise a seven day calendar when stock and keys decide the day.

A few questions come up often for independent managers. Who owns the furniture when the truck leaves? The landlord (or whoever is named on the contract). Can I use website photos in my listing? No. Those are examples only. Designs may vary. Send room photos and dimensions and we send a sample render and private quote back. WhatsApp or email is enough to start.

The radius matters more than people admit. We work about 25 miles from IKEA Tampa on N 22nd Street. That is enough to cover a lot of the Bay without pretending we cover the whole state. Outside that envelope we only quote if the job still makes sense. We do not do Miami condos or an Orlando city short term pitch.

If you manage a handful of doors in Tampa Bay and a mid term stay keeps bouncing off empty rooms, that is the gap. More notes on what “rentable” actually looks like are in yesterday’s post, and the FAQs cover radius, pricing after survey, and 30 plus day vs nightly. Talk when you are ready, or enquire with photos and room dimensions for a private quote.
